Samuel Leccima of ATL Season 2 Cast - Real Estate License Revoked

Samuel P. Leccima of the Atlanta-Based Season 2 cast of “Flip This House” had his Real Estate License revoked on September 26, 2005 according to page 18 of the Georgia Real Estate Commission’s list of sanctions since July 1, 2001.

I contacted the Commission to request a copy of the public file only to discover that the file is not available.  Once I am able to get the documents that indicate the offense that caused his license to be revoked, I will post them here.  Additionally, I will contact Mr. Leccima so that he may respond with his explanation of the situation. 

During my conversation I learned that a New York-based producer from A&E had also contacted the Commission earlier in the week.

The State of Georgia statute 43-40-25 indicates that a revocation will occur only in extreme circumstances:

(a) … whenever a license, a school approval, or an instructor approval has been obtained by
false or fraudulent representation; or whenever a licensee, an approved school, or an approved instructor has been found guilty of a violation of this chapter, or of the rules and regulations promulgated by the commission, or of any unfair trade practices, including, but not limited to those listed in this Code section; the commission shall have the power to take any one or more of the following actions:
… (4) Revoke any license or approval;

Edit: We have since obtained Sam Leccima’s Real Estate License revocation documents.  You can read the decision that resulted in the license revocation. Finally, Fox 5 Atlanta has recently run two segments focused on Mr. Leccima and his activities both on and off of the show.

  1. I just watched the show. It would not matter that Mr Leccima has a revoked R.E. License. He was not holding himself out as a real estate agent. He was represented in the sale of the home by an Angela W. of Keller Williams In Town.

And I actually enjoy Mr.Leccima show flip that house.It has inspired me to become an investor to and not just an agent.Because on the show he does not claim to be an agent and his company is called Leccima RE Investment and not Leccima Realty Company which is perfectly legal.

  3. I am a real estate investor in Atlanta, and I have researched the validity of these shows with my own Realtor and they are FRAUDULENT! I even went to a viewing party for the 2nd episode (last night) and numerous participants of the show informed me that it is a SHAM. From the purchase date and price, the cost of rehab, the DURATION of the rehab, and the sale date and price — they are all FABRICATED. I would take the inspiration of Sam Leccima and his crew with a grain of salt. I have been investing full-time for over a year now and it is a very difficult profession. It is certinaly not as easy as Flip This House portrays it to be.

I am Loan Officer and RE Investor in California and yes Mr. Leccima is definately an inspiration for me. If the time frame of the flip is fabricated so what, it has helped me take my game to another level… This guy Sam Leccima is on another level than you and I Mr. Wolfe… He’s taking it to the Hotel Hospitality Industry.   5. Truly what is the purpose of this article? I think it is such a shame that some people feel the need to bring others down, maybe because of their own lack of success/profitability/business sense. Perhaps if you would focus more on improving your own business, there would be less room for the hatred and jealousy. I agree with Pamela - Mr. Leccima has NEVER advertised himself as a real estate agent, just an investor. Thats why Angie is there, thats why Angie shows the house at the end of the episodes, and why the Keller Williams sign is prominently displayed in front of the house. As for Mr. Wolfe, there is a big difference between enhancing a show for entertainment purposes and fraud. I do not believe there is any fraud being committed, but I do believe some aspects are included just for dramatic effect. and not to burst your bubble, but EVERY SINGLE reality show has some scripting/editing/embellishing. By the way, the tooth fairy isn’t real either. Sorry.

  8. Remember folks, it’s ENTERTAINMENT. A&E has the show listed under their lifestyle section. I don’t really believe the time lines, or any of that other stuff either, but I do find the shows (Atlanta, and San Antonio) entertaining. Have I learned a couple of things? Yes. Next thing you’ll tell me is that wrestling is fake. About Sam’s “bling”. A watch and a car alone are not “bling”. From what I can see, the guy and his wife are pretty average looking people who happen to make a decent amount of money. He dresses pretty boring to me. I think that some folks are making a big deal out of nothing. I hope that the San Antonio guys don’t really bring beer girls to their work sites, but for the purposes of the show, it was funny to watch.

  9. Sam Never Owner nor sold the home on Ellen Way. He is only listed as $7500 mortgage lender!! From May 2006 the property has not sold for more than $89,700 which he supposedly purchased for $92K. We are not bringing anyone down except shedding the light on a FRAUD, that is now going to try and sell a book to make money just like all the rest of the real estate investment GURU SHAMS!

As soon as a minority male elevates, people start questioning his credentials and background, because as a society we have been so socialized by one dimensional, steriotypical images of people, that seeing a successful black man, in a legitimate line of work just does’nt fit, cognitively, for many of us(e.g. the originators of this witch hunt). Get off of Sam’s ass and go get paid your damn self. As indicated in several of the posts above, sensible people can see through this “pursuit of justice” smoke screen.

The bottom line was, even at $50k profit in 2 months, thats more than most people will make in a year. DJC & all you other people with bad to say are broke losers.

If there is proof anywhere that Sam is a FRAUD then why would anybody stick up for that? How can anyone consider that man an inspiration? I am sure there are a lot of minority real estate investors that have integrity and are honest. Why not put them on a show and let people know the truth about the real estate market and investing in the Atlanta area?

  15. A&E apparantly found entertainment value in each of the (3) organizations on the “FLIP” program otherwise they would not have gone to the trouble of spotlighting them. As in any business, real estate investing has its host of unscrupulous individuals (I’m a realtor & investor and have seen a lot of it). I applaud Mr Leccima and his organization for their tenacity and wish them well; I’m sure if fraud is uncovered we’ll certainly hear about it. In the meantime, I will continue to watch and be entertained - especially by Lamont!

  17. I saw the show and Sam never stated he was a realator , never marketed the home . He had a agent present with him. Last I checked you didnt need a real estate license to be a investor or to buy and resale a property. Unless there is something that was missed I don’t see what he did wrong.

If I were committing fraud I wouldn’t go prancing around on national TV. If he was a fraud he would not be saughted after by major hotel developers.   19. For those of you who keep defending Sam Leccima, here\’s something to chew on. Thanks to the great detective work of [edit: Mark Lyon, the FlipThisLawsuit.com webmaster], he uncovered the documentation for his license and the document from the court house detailing the numerous reasons his license was revoked.

    These include: altering signed documents with additional information without the authorization or consent of the signer, intentionally misleading people by promising to refund earnest money and then not giving money back to clients, conducting business without an active license, etc. He never showed up at court to defend himself against these charges and therefore his license was revoked because there was an overwhelming amount of evidence that he violated the rules.

    Now, for those of you who think he must be ok because he\’s on TV, now you know.

    The documents tell all. The evidence shows there\’s good cause to proceed with caution.

  20. Thank you so much Julissa! It just amazes me that people will stick up for someone like Sam Leccima! Especially after reading all the information that has been posted about his shaddy deals. He opened himself up to these “character attacks” when he agreed to do this show.

  21. I am an active real estate investor in the Atlanta area and after watching the show, I don’t understand these claims of “fraud” on something that investors do every day for a living. If it was truly “fraud” then the Attorney General would be investigating, indicting and arresting a lot of people.

    These statements about Sam’s race, having a revoked license, or the purchase price of a property only goes to prove that people don’t understand this business.

    Many licensed professionals tend to look at things from their world and not the eyes of the investor. The tactics that we use to buy, fix and flip a house are not the same as what agents or mortgage brokers would use.

    Just as in politics, the moment someone can find some “dirt” then it becomes headline news. If Sam didn’t have a revoked license, then this would be a mute issue.

    I’m not sticking up for Sam because I don’t know him. But if you’re going to be upset with anyone, then it needs to be with AETV. They’re the ones that film, edit and produce the show. If you think that Sam or the Montelongos have any say over the outcome of the episode then you’re sadly mistaken.

    I watch the show in order to learn and every episode teaches me one thing that I didn’t think of doing. The episode where they “staged” the house for a quick sale gave me the incentive to do the same thing. The result… I sold a one of my properties on a lease option in 1 week.

    If you focus your energy on learning something from the show then you too can be a successful real estate investor. But if you waste your time on gossiping and digging “dirt”, the you will only get “dirt” out of life.

    Join a local real estate investor association and learn something new.

  22. This is definately not fraud. Sam is conducting himself as an investor, not a real estate agent. Real estate agents do have certain code of ethics to follow, etc, but Sam is not a real estate agent on this show. Investors buy homes and fix up to make a profit. Real estate agents help people sell and buy homes.

It means “caveat emptor” to those who choose to do business with him. Give him a chance to come clean. We are all adults and have all made mistakes.   24. I am an agent in the atlanta area.Investors can say what they want.Atlanta is the number one place for mortgage fraud and scams in the nation.

    People drive 90 in a 55 every day but it doesn’t make it legal.They are now passing anti-predatory laws in many states to protect homeowners.One sham is to have the homeowner sell the property to the investor for the loan amount owed on the mortgage and then sell back to them in a year at an inflated price.

    Most troubled homeowners do not want to move so it sounds tempting,most times the investor has no plans to sell it back.They hope the homeowner misses a payment so they can evict.

    I buy houses as well as help homeowners in foreclosure,they do not always want or need to sell.the options available depend on who the loan company is as each has there own underwriting criteria and servicing guidelines set by there investor pool.

    If you want to have a long term business you must do what you promise in the contract.There has been alot of collusion lately between the mortgage brokers,appraisers,agents,and investors on deals.

    Please if any investors are bidding on hud homes please do not say you are planning on living in the home so you can bid in the first 14 days the property goes live.Hud does check and you will be prosecuted to the full extent of the law.

    I personally do not know sam as the atlanta area is comprised of over 20 counties and i specialize in cobb and cherokee counties in ga.

  28. To all the people who don’t live in Atlanta, this is simply “negative” talk. But wouldn’t you want to know if the man you were about to give your hard earned money to had legal issues? What about the investors who (allegedlly) got ripped off? We’ve got to expose fraud whenever and wherever we see it.
    As far as Flip This House being only tv and not truly reality, I’ll grant you that. The responsibility always lies with the investor to do the due dillegence and decide whether or not a deal makes sense. That said, do we really want *everything* on tv to be fake? I mean they post clear dates, profits, etc on this show, I think there should be some accountablility for that.

  29. To all of you who keep defending this lying loser, check this out. I LIVE here in Atlanta, I use to be friends with the lier and I trusted him. He promised a 15% return on your money if you invested with his company, so I encouraged my cousin to invest with his company. He STOLE $65,000 from me and $25,000 from my cousin. Since that time, I have met several other victims of Mr Leccima. Some people even lost their homes and retirement fund! This is not hear say, it happened to me here! So keep your eyes open and dont trust the guy. He is a smooth talker and sounds like he knows what he is talking about but he is heartless and a thief! The emails defending him are probably from HIM! Buyer beware!

    I know his agent… and I know the property on Ellen Way has not yet shown a transfer of ownership. The tax record shown above is the same one available online today. I know. I checked.

    As an agent, I understand what it means to be truthful and honest in real estate. I also know what happens when you are discovered to be otherwise.

  33. Unbelievable. I stumbled across this website. I havent seen Sam on Flip This House, I watched part of a show with the San Antonio crew. When I saw Sam’s named associated with this show, I about fell out of my chair.

    When Sam was with Platinum, I had a property in the Atlanta Country Club. I cant remember how Sam and I got together, but he put a contract on the property with curious stipulations.

    Bottom line, he had asked for a 50,000 dollar kick back at the close. Needless to say that is not legal and I told Sam I had accepted another offer. I ran into his broker at a tradeshow and asked about Sam, I was just curious if he had any idea what type of guy he was… his broker had FIRED him for doing fraudulent activity.

    The irony in all of this, was that A&E actually came to my office in Marietta GA and filmed for a day for the show…

    Interesting comment! Although I do not agree with these people playing the race card, I equally do not agree with you in regards to affirmative action. That is such linear argument when there seems to be a “changing of the guard” so to speak. It also reflects bias. For the sake of logical thinking - there are approximately 12% of blacks and 13% of Hispanics in the US population. If you personally can’t compete with the larger number of approximately 70% percent of whites (assuming you are white), then brush up on your abilities and blame your counter parts for the lack of opportunities. If you are a true American - blame yourself and pull up your boot straps!

I’ve made quite a bit of money investing with Sam, the man’s a sure shot!So all this time and effort you guys are spending digging up dirt could be better put to use by making some money, or better yet, spend your time finding out how the RE Commission works, they are 100% for the customer and that Agents are guilty until proven innocent. I know when I bought my house the earnest money was required by the seller not the Agent, so who should return it.Hmmmmmmmmmmmm! Don’t be sheep ppl. think for yourselves.

  39. Wow, I have been watching the show religiously for about 5 months now and I am very much interested in getting into investing. After reading all of the messages about Sam and seeing the documents concerning his license for myself has confirmed my suspicion. The very first time I saw an episode with him and his crew I thought that he was shady and cheap. His projects lack the quality that a potential buyer deserves. The Montelongo’s are slightly better but Armondo needs a lesson on how to treat people. Now, Richard Davis seems to be the best of the three. He does good work and is very professional and organized. I try to learn as much as I can by watching the show. I would like to know more about flipping houses but I don’t want my only source of education to be from Richard, Armondo and surely not Sam. Does anyone have any advice for me as to where I should start.

  40. It’s all good. Both of these crews are fake…just read the internet. The other crew in San Antonio barely had a webpage that they talked all about for the first episode. They haven’t bought or sold anything, nor do they even hold licenses in Texas. It would appear that the Atlanta crew is no different, or at least breaks more laws. Anyway, Team Trademark with Richard Davis will be back on TV shortly, just on TLC. Look for that in January….

  41. I live in Atlanta and have done many deals in the city. I have a close business associate who lives in Grant Park, near the current project, and I have wholesaled, rehabbed and sold houses all over the city. I know this market well. The appraised value fraud in this city is rampant. Virtually every so-called investment property in Atlanta is over priced. Many houses are sitting on the market for months, leaving unsuspecting investors in foreclosure and even bankruptcy. I have counseled many of them. This kind of stuff is ruining peoples financial lives.

    I also know some of the people that A&E passed on when they chose Sam for the show. Apparently they prefer these “characters” to make the show more interesting. There are lots of legitimate operations out there, but unfortunately Sam’s is not one of them. Behind the scenes these houses are not selling and the prices and gross profits reflected on the show are not realistic. This also goes for the other cities too. I have clients all over the country who are telling me that the California shows are using questionable numbers to make it look like these people are making big money, when the real numbers are much lower. Anyone wanting to be a successful investor should not use the show as an indicator of how to conduct business. It is interesting, but it is also a fairy tale for the most part.

If you were a so called investor you would realize that doing business with someone who is supposed to have a fiduciary responsibility and has their license revoked is not someone I would do business with! Its obvious all three of your brain cells are fighting each other and you cant see what’s in front of you (i.e. - your the sheep getting lead to the slaughter).

    As a person who invests and interacts with the public - one is held to a higher standard than the rest! If you can’t hack it - then go play in the kiddy pool - us Lions will handle business with ethical standards. Besides, you can’t even write let alone see who is a crook and who is not!

    here are my thoughts. everyone is innocent until PROVEN guilty. and last i cheked sam is not in jail, and still produces a great show for A&E. even having his license revoked still only tells one half of the story. and as we all know, there are always two sides. for all we really know, one person could be writing all these negative e-mails under different names against sam. i can only speak of sam’s character as i knew him in college. and the sam i knew and admired was not the sam that his detractor(s)are portraying him to be. he was and still is very driven and focused. he’s also a man that takes very serious the responsibilty of caring and providing for his family. and in today’s society, that counts for a whole lot in terms of character in my book.

    Knowing Sam, he is shady, crooked and a true liar, he never sold any of those properties he stated on A&E, nor did it cost $12k to repair, it actually was much more, ask him how many of those agents actually work for him NOW! NONE! not after he cheated them and that BMW he rides around in, is several months behind in payments along with any other debt he has, his investors that pay him X amount of $ as a (so called 2nd mortgage) are avoiding him, won’t allow him to do anything on there property because it took so long to even go to there property to do any estimates. He lied to all of his investors stating he was here to help his people, he really meant “rob” his people. people he owes money to he doesn’t call back, avoids all contact. HE’S JUST BAD NEW!!     Sure it inspires people and makes a difference! It gives inspiration to the people who do “the right thing” in order to truly effect the lives of people around them. That people who do not truly reflect what they portray to be will eventually catch up to them - hence our political and business environment today.

    People want truth even if it does not side in their favor. And those that do not want the truth, are only setting themselves up to be used, or should I say pimped. I prefer the old saying - “Don’t piss on my back and tell me its raining”.

    The difference being that in today’s world it is a lot harder to hide with the increased access and use of technology. Just my two sense!

    I am not going to bag on Sam (review my other posts) because this guy really hurt himself and I am sure this has impacted his latest venture with the trust.

  52. Michigan is listed near number one in mortgage fraud. I have 31 properties and I am trying to sell them. Many of my buyers who would have qualified earlier this year, are being denied. Yes they were marginal buyers, but they deserve the opportunity for quality home ownership. The issue in Altanta seems the same as it is in Michigan, FRAUD causes the honest investors to suffer. I pray that Mr. Leccimma is not as he is portrayed, but if he is, I also pray that he recieves the punishment equal to his crime. Whether it is Trademark, Montelgos or Leccimma or those recently busted in Michigan, ANY fraudulent actors make it hard for those who are honest.

    THE REAL PROBLEM here is that the show is sold to the general public as a true life program about flipping real estate. Before I found any of these websites or blogs about Flip this house, I watched the Atlanta episodes in disbelief since I knew the numbers they were quoting for purchase price, sell price and cost of remodeling were false. Having lived in Atlanta for 10 years, bought and sold real estate for investment purposes, I was just stunned A&E would do this. I know several people who have watched the show and think it is a cake walk to get rich. While I welcome anyone to get into RE investment, it is not anything like the show. The margins are not there except for great deals that might come along once in a few years. Also, PLEASE send the contractors who work that cheap my way, please do. Again it is just disappointing that A&E didnt produce a show with true numbers, it woudl still have been entertaining while educational to folks who have an interest in doing RE investing. As it is now, they are setting up beginners for a huge shock when they realize they will not make the kind of money they portray on the show.

I am in Real Estate (in another state) as both a Broker and an Investor… I understand it’s important to alert the Atlanta Public if there are “shady” business folks operating in their community. However, I would appreciate more facts. Based on what I’ve read, it appears someone filed a complaint against Sam with the Real Estate Commission. The Commission gives all licensed individuals an opportunity to respond to the complaint. Failure to respond to the commission can result in the Agent/Broker’s license being revoked. It appears Sam didn’t respond to the allegations, so the commission revoked his license. Appearance wise, this seems odd and very unprofessional, it does not prove Fraud. If Sam’s guilty of Fraud, then i’m sure all of this attention will bring it to light. However, if he’s as smooth as some of you say, he may be shrewd enough to have documentation to support his transactions. The point is WE DON’T KNOW! I’m not defending Sam, I just want DUE PROCESS! The recent boom in Real Estate (which appears to be over!) brought out all kinds of charlatans and alot of Novice investors who wanted to “get rich quick!” But Real Estate is hard, and if you can’t flip it, you’d better have a good plan B. Based on my 15yrs of experience in Real Estate, I can almost guarantee that the folks slamming Sam are not the innocent victims they claim to be! I betcha facts were ignored because they were blinded by the desire to “get rich quick!” This blind desire would have made them easy pickings for any Charlatan operating in Real Estate. The real questions is, is Sam the only shady character in those transactions? Or are his partners (investors) equally shady, and just espousing sour grapes?? Hmmmmmm…….. I’m watching this case from the Midwest… it’ll be interesting to see what happens. Just a little something to chew on.

  59. Y’all, give the man some time for due process. Let the truth come to light, and just enjoy the show for the entertainment value A&E intended. I think the show is really funny and I actually find myself laughing out loud at the characters.
    With any progress one makes, there will always be some opposition. It’s the name of the game in this world in which we live. So unless the negative writers want to be productive and own their own network to show the programs they may have control over, we will continue to hear opposition to Sam Leccima.
    I also must note that it is kind of nice to see, on a television program, a black man who is actually in the home, who owns/runs his own business(es), and is providing for his family.
    I don’t know if anyone else noticed, but a lot of the construction help Mr. Leccima hires is other African-American owned businesses…for entertainment purposes, I think A&E is doing a heck of a job.

  64. Hello Yaya, I don’t think all of us are jealous. I am black. I applaud any black man who succeeds. I don’t know if Sam is innocent or guilty - a TV program proves neither. My point is that FRAUD, regardless of the perpetrator hurts the honest investor. I purchased properties to (1) help low moderate income buyers achieve the “American Dream” of home ownership and (2) make money personally. In an environment where fraud is prevalent, buyers are fearful of honest opportunities (lease purchases, land contracts, seller held seconds)and mortgage lenders make it difficult for these buyers to acquire financing. The result is that honest investors end up unable to sell properties - and often go broke. Finally, let’s look at the Carleton Sheets and Robert Allen’s of the world who were the seedbed of all that Sam L and others are doing. They have been promoting their EZ real estate goop for years. Real Estate is not a glamour business. It is a real, and often difficult business. If Sam is operating legally (and I pray he is), he is doing no more than what Sheets and Allen have been selling for years. They have taught that you can get rich using OTHER people’s money. What Sheets and Allen don’t teach is that those OTHER people assume a high risk of loss. They can’t blame Sam or any other person for their losses, unless that person wilfully did something to defraud them. The bottom line issue is that what Sam and others are doing may not be fraud, it may be the result of the ‘ignorance’ of the masses (including regulatory agency personale) as to how real REAL ESTATE investments work. In retrospect, maybe this is a case of ‘ignorant’ having the power to call the ‘informed’ a fraud. The results are still the same, ‘FRAUD’ real or percieved cost the ‘honest’ investor attempting to play by the ‘rules’.

Remember belive half of what you see and non of what you hear.

A smart investor does not follow the fades or chase the markets. A smart investor does there homework and thinks independently. Warren Buffet say that you should “understand” a business that you are going to purchase.
    I think some of you are looking for a get rich quick scheme and you think that real estate is it but the sad reality is Sam nor any of the other people that you see on flip this house are not the answers that your’e looking for. While your sitting at your T.V and commupters watching A & E and writting these blogs these people are out hear making money. Carlton Sheet sells bullshit advice and programs to any one that wants to learn what not to do in real estate. He’s not selling real estate any more he’s selling dreams to any one that is to lazy to get off there ass and put in the work and time that is required to be succesfull.

  68. I recently came across this show while casually browsing, I became interested after finding some of the program is filmed here,in Atlanta. I’m a native of Georgia,East Point & Decatur . I’ve only watched a couple episodes. However, this is not intended to demean or defame anyone participating in this, My eyebrows were raised while watching
    this last episode, Ellen Way & The home portrayed to be in the historic part of the West End. The investors or the buyer must be Extremely gullible to pay the said amount for those properties!!! (I still live in Georgia, not in either city, But with more land & privacy for a fair investment) This causes me to doubt, and question the intelligence of the Ivestors,Buyers & the reality of this show.

I have had my share of big profit deals come and go and right now its kinda slow, and actually was a little discouraged this year. However, after watching Sam and his crew ” do their thing”, it has gotten me re-motivated to step back, take a deep breath and take charge of my real estate investment career all over again. To the haters, if you don’t know the game don’t criticize!

  70. I have a house that I would like for an investor to take a look at, to see what I can get for it. I watched Sam’s show in A&E for the first time and I had deceided to give him a call, but reading all these comments made me change my mind about calling him.

  71. I try to rehab one or two houses per year for personal investment income. The thing that gets me about these shows are the permits. You never see anything about getting building permits or having inspections. One thing I really notice are firestops. When you tear down all of the sheet rock or plaster in a house, they are supposed to add firestops to the framing. This is a major safety factor and can save lives and property. The crazy part is that firestops are made with cheap lumber and would only cost a few dollars per house and take almost no time to install. No building inspector would allow the sheet rock to be replaced without them. All I can say is God help the people who buy these houses becuase safety is not a major concern. I also agree that the Atlanta and San Antonio shows do not tell us all of their true expenses. Please show me a contractor that will rehab my house in a week for $12,000 total. I could really use that guy!

  72. While I do agree that its not as easy as the show portrays to say that it is frustrating or a burden. IF you have connections and KNOW WHAT YOU WANT TO DO, it is possible for there to be an easy flip. I used to do contract work out west and jumped thru all the hoops for a real estate agent but never finished- I left that to my brother while I focused on organizing the actual renovations.

    Maybe Stephen Wolfe, you just aren’t that good at it.

I lived in Atlanta for 15 years before being relocated, and I was totally appalled at the RIDICULOUS prices that Sam Leccima listed those homes for, especially since I know where all 3 of them are located. I was in such disbelif that I had to call a few of my family members and friends who still live in Atlanta to see if they were watching the show on last night. What a small world? It so happens that one of my friends personally knows Sam and Shani Leccima, and she had nothing good to say about Sam. Being a FRAUD, and swindling people out of their money were among the unpleasantries. So, for those of you who are saying the race card is being played, and defending his innocence; do your homework, go out to the internet and look at listings of home in the West End of Atlanta (the Ralph David Abernathy) area and you’ll see that there are no homes listed anywhere near $350,000. And let that information speak for itself.

  75. I am a fan of realty tv. I live in Atlanta Metro and I am a real estate broker. I’m not here to defend (or disgrace) Sam and his team. I do not know any of them personally. I have done my own research and have my own opinions.

    The point I want to make is that this is reality tv and reality tv is scripted. People must do their due dilligence when trying to do anything they see on tv. These shows affect my everyday business life, because people call me and want to do what they see on tv, especially the home/real estate shows. They want to get $300,000 appreciation on a flip (this is not Cali) and some of the other things that just don’t happen here. You’ve gotta do your homework and you gotta think.

    My first real estate broker told us that if you have to ask us if this is legit, it’s probably not. Use your common sense and make sure you get all the facts before jumping in something or on someone’s bandwagon.

  82. To all you APPALLED people, you really must get out more often and open your eyes! Maybe in your lil neck of the woods houses don\’t appreciate but here in Miami, that\’s the norm…I bought my house in 2001 for 319K, sold it in 2004 for 485K and last I checked, the new owner had it for sale earlier this year for 719K….

    Not to mention, I had a friend who had lost a spouse to tragedy in midstream of a preconstruction deal; she wanted to give up and let it go. I told her NO WAY, I made her close at the contracted 418K when it was finished and we sold it BY OWNER in 20 days for 495K and when we got to the closing to our SURPRISE that person had flipped (assigned) his contract to somebody else for 550K!! All this and no one had yet to move into the property.

    So if you are in a hot city and have a hot property or at least make it look HOT…..the money is there for the making!!!!!!!!!!!!!!!!

  84. I attended school with Sam and I can assure you he is who everyone but a few naive followers says he is. This man/fraud pulled the same antics in school and did very little work and more perpetrating than anything. He didn’t graduate because rather than do the work, he tried to con his way through.   85. I am would never defend someone who committed fruad but what I will say is at time there are things that go on behind filed documents. I my self am an investor in a number of areas. I have friends who are also some of them have been accused of things and have marks on there license for things that I know they didn’t due. When money is involved people get mean and stupid. If had really commited fruad he woudl have had more than his license revoked, he would be facing a couple of federal cases. I don’t know him personally, and I am in no way trying to play the race card but there have been a number of other major RE investors who have done very mean, ugly ad cruel things that no one has deidicated a website too. That is how I feel.

    secondly, it seems that many of my fellow african americans are so starved for an example of a successful businessman on tv that you feel compelled to defend someone who hasn’t earned your trust (especially if you are looking at this as entertainment). there are plenty of honest successful african american business people and professionals here in the ATL. mr. leccima is going to have to answer for any shady business dealings he may have been involved with. so don’t get upset if folks have the documents to show his license was revoked. just keep in mind that donald trump was not a self made man (his father was a major owner of properties in nyc including harlem before the recent renaissance) and that his empire had to be bailed out by the banks that held his loans. the reason i say this is a lot of people who are seemingly successful in speculative businesses like real estate investing have had to weather some shaky times.

    Although the man had his license revoked, it does not prove any wrong doing on his part. Why? Because he never gave his side of the story in court. If I decided to sue everyone who posted on this blog of wrong doing, I would win by default if you did not show up in court. It does not prove your guilt only that you did not show up.

    Im patiently waiting for the other side of the story. Until then, I will continue enjoying entertaining tv, more specifically, funny man Lamont. Gotta love him.

  89. I have read the majority of the postings here and the arguments from both sides have valid points, except for Mr. Sour Grapes who seems to represent the “Protect White Interests At All Costs” contingent.
    Sam seems like a nice, agreeable guy. But having worked with one of those, whom I once called a very good friend, looks can be deceiving. None of us on this site can see WHO is actually posting here and so this is all heresay.
    As for the court documentation, sometimes things are not what they seem. He could be guilty and he could be innocent. Let the court system decide.
    My one-time friend has scammed millions in the third-party insurance biz. He did it twice. I was there the second time and had to drop a dime on him to the feds and testified at the Grand Jury hearing. The Federal DA assured me he would go to jail THIS time. NOT!!! Guilty, yet no jail??? An outsider would seem to take this as innocence. Not so the victims, some of whom were profiled in Newsweek several years back.
    The bottom line is, unless you have first-hand knowledge, it’s all speculation.
    I however, want to make a dollar in this country because that is the ONLY thing that people listen to in this world. I learn a lot of good things from Sam AND Armando about work ethic, cutting costs and keeping positive. Those lessons alone are worth every minute of airtime.
    For those who keep posting over and over to try to force others to see your point, get a life. Say what you have to say and get out. We DON’T KNOW YOU and have no obligation to believe you, though you have a right to your opinion. I only hope that you are putting as much energy into making a buck as you are posting messages here at all hours of the day and night.
    To everyone else, watch the show and take what positive nuggets work for you. They ARE there if you just look. So enjoy, be happy and be wealthy, whatever definition of wealth you choose to pursue. EXCELSIOR!!!

  94. “The Learner”, I can really appreciate your comments. Your post is one of the best on here so far. I watch this show and others like religiously because this is a business that I really want to get into so, yeah I watch to get tips, as many as I can. I just happen to be slightly entertained in the process. One thing I can not stand though on a lot of these shows though, especially “Flip This House” with the San Antonio and Atlanta crews, is the cheap and shoddy (patch)work that they do. I will say this, a lot of people here are calling Sam’s character into question, well riddle me this….what do you expect from someone who literally throws a few coats of paint on a home and makes the floors all shiny and then expects to get top dollar on his return? I just believe that once you get into this business you should have enough going for yourself to put into things what you expect to get out of it. I would be pissed if I had bought any of the houses featured on these shows only to find out what actually happened in the “rehab”.

  95. Nicole, thanks AND I TOTALLY agree with you on that one. One house that comes to mind on that point is the “Roach House” Armando bought sight unseen in San Antonio. First of all, that cheapskate Armando wouldn’t get a proper exterminator. He spent $30 on bombs and chucked them in the house. Then there was a serious mold problem. I don’t know HOW in the world they didn’t have to get professionals in for that, which I thought was federal if not state law? Then the water heater gave way, more moisture. Rotten floors, etc. He wanted to do patch work and let the new owners worry about it. But I think he was forced to do more and the house actually came out pretty good. BUT, they should know what the previous condition was at least.
    The Atlanta team had a house that Sam found on a drive-by. Did you see his foot go through the bedroom floor??? And they patched it. Not good. That’s EXACTLY why you have to get a GOOD engineer to inspect it top to bottom when you buy.
    But, for comic relief, we can’t forget about those poor, unsung interns. They get all the crap work. Crawling under homes, in the dirt, all for no pay. They should do a follow-up on those guys to see how they turn out. I think that would be interesting.
    Do you live in Atlanta or have any experience with that market? I am seeing a lot of questionable things about the real estate market there on this board and I was thinking about relocating there, or Dallas.

    No, I personally have no real estate experience. See, have a “dream team”…LOL My father is a contractor with his own company and my uncle is an agent. I am the sense and sensibility :) I saw both of those episodes you have spoken of and I was horrified when Armando said he was going to leave it to the new owner to make the necessary repairs to the house. Like I said I watch these shows because I really love the concept of real estate investment. It gets me excited. I used to live in Atlanta, my uncle who is the agent still lives there so I know all about the crap that goes on there with people preying on one another just to sell a friggin’ house. I know there are several ways to stay away from things like that. I also know that it is possible to invest in a property the correct way and still retain a profit. It may not be $20-60,000 a home but every piece of property is an opportunity to learn and then do something different.

  97. please let me be clear. in regards to julius g’s response to my posting: the reason i mentioned the spelling and grammatical errors is because (IMHO) posting is supposed to be about communication and exchange of ideas. if people can’t understand what you are TRYING to say, then there is no communication (i tried to send a note directly to julius g. but the link to his web site/email didn’t work…so much for direct communication). beyond that i have nothing more to say on that topic.

    otherwise, the other thing i wanted to mention was i spoke to someone knowledgeable (a friend who specializes in real estate deals in southwest atlanta). she explained to me the area that was featured on the flip this house episode has been redlined by banks because (some unscrupulous) investors have been pulling money out of their properties through refinancing and then walking away from them. just more information to chew on.

    Sounds like a plan. I wish you every success in your endeavor. Since I am a novice in the RE investment field, the only thing I could recommend is make sure you have a business plan with sharply defined goals and benchmarks. It will keep you focused and on track. It will also force you to decide if you should pursue the business in the first place. Like we learn from the show, where there is a determined cheapskate, there is a way! LOL!

  100. Hey folks, I stumbled across this site searching for the “Leccima RE Investments” site…and I am sooo glad I did. I watch all the FLIPS on A&E and do love the bizarre antics of the “flippers”. Lamont does seem like a fun guy to hang with, but, given the hard work involved with construction, why is he so damn big??

    Anyway, my point here is this, I can’t really say with certainty if Sam is a “fraud” or not, I see both sides, but, what if ( by Sam’s own admission) he was guilty of all that is proposed???? Are you interested?? When the book comes out, check out Chapter 8….in the meantime, go here

As others have written, I, too, stumbled across this site looking for the Leccima Invenstment Company, after having seen the Flip This House Atlanta show earlier this evening, and only because I live in Georgia. I must say, I appreciate having found this site, and for receiving the info herein.

    Anyway, I have no comment either way regarding the persons on the show(s), other than that I agree with some of the earlier posts that Armondo (from the San Antonio team) really needs to work on his people skills (this was my first time seeing the Atlanta team).

    I would like to respond to a comment/question made my someone here on this site regarding investing and/or renovating, etc., etc.: My Husband & I generally watch a lot of HGTV and DIY shows for what seems to us to be more detailed and quality information regarding all kinds of home renovations, and I would recommend those stations to anyone thinking along those lines. As well, the Flip This House episides shown on the Discovery Home channel seems to differ greatly from those shown on A&E, but of course, these are just my opinions.

    Anyway, we enjoy the various shows on the channels I mentioned (DIY also airs five-part workshops on Saturdays for specific renovation projects), and have taken many notes and recorded several of the various episodes. We, too, are interested in doing some of these things, but more for the love and artistry of creating a great home a family would love rather than “flipping” a bunch of homes in a quick amount of time simply to make a quick sale and profit… but that’s just us. We’re only at the learning & “thinking about it” stages in this, but I just wanted to pass along the little bit of info I had.

The major reason people are hating Sam is because they got beat for the tv show, cry me a river and get the **** over it… He may not be as good as they make him out to be on the show but that is TV for you. I watch the show to learn things about ivesting and flipping. As for the black/white part, I have worked for both and have been ripped off more by the white man. I am sick of hearing about his past, let him do his show and go on with his life as most of the normal world will do. I have a troubled past myself and if I were to make it onto tv every one that doesnt like me would do the same just to bring my fame down. Let it go and let the people with troubled pasts move on.     FYI- The reason the shows on A&E and Discovery/TLC are different is that they ARE different shows. If you look carefully, A&E’s show is Flip THIS House. The Discovery show is Flip THAT House. Two different formats and lengths. It got me too at first until it finally hit me. Like the old saying goes, if it was a snake it woulda bit me! LOL! I honestly don’t know which came first though…? Can someone shed light on that one?

Have you ever thought about the fact that he may be trying to put all the allegations (whether true or false) behind him? Obviously what he’s doing now is working for him and he’s very successful at it. If people were only given opportunities because their past was squeaky clean, EVERYONE would be doomed for a life of mediocrity or failure. QUIT excavating to find information that denigrates a person’s reputation; it doesn’t make you look anymore reputable or professional! Just be about your own GRIND! I love the show! For those that are making the statements that he is a FRAUD, LIAR, CHEAT, SNAKE or any other forms of a degrading remark without there own proof pertaining to a personal dealing, be verrrrrry carefull. As we all know this country is hard up for lawsuits and it can be brought into court under an old law called defrimation of character, in a court you could and would be made to prove a personal dealing with him and if you cant it is punnishable with jail time and fines.. im not telling you what to write just wanted you to know what can happen all…

  109. if someone has legal proof they have been defrauded, it would seem reasonable that they may make statements that seem a little over the top. i did a little poking around and i saw that a couple of ways of defending against slander are, Justification: the defendant proves that the statement was true; and Fair Comment: the defendant shows that the statement was a view that a reasonable person could have held, even if they were motivated by dislike or hatred of the plaintiff. Im not a lawyer but I did stay at a Holiday Inn Express last night.

  110. in regards to what the hay just said, i would ask, DID YOU READ THE ACTUAL COURT DOCUMENT for the revocation of license? In the summary part (at the end) you will see the judge used words like “misleading”, “falsified or was party to the falsification”, “failed to account for the real estate trust funds of others” and on and on.

  112. WOW, how much energy went into this? People, I wish we would devote this much time into financial literacy. We have a problem that is getting ready to smack us in the face, but we fail to realize that it exists. So what Sam made some shady Deals? I don’t see you making this much of a fuss over your local, state and federal government’s dealings. I may not be as savvy as most, but some (not all) should spend the same amount of energy to find out how the all mighty “GREEN” blood that we worship means nothing, because the people that (some of) YOU have elected into PUBLIC office is putting this country further in debt. From 1789 to 2000 (42 presidents) have borrowed a combined total of 1.01 Trillion dollars from foreign governments and financial institutions (research that one, Dept of Treas.). Now from 2000 to 2005 the Bush administration has borrowed 1.05 trillion (that’s only 5 years, so what could it be today?). So when the foreign governments and institutions want there money back, who do you think is going to pay for it? So we can sit here and slam a man for “Shady Dealings”, but come on people there are people making the same type of dealings right under your nose. Maybe A&E should make a TV show about financial literacy and our national debt, would some of you think that would be entertaining?

  114. I don’t know Sam although we are members of the same cigar club. I don’t know if he is fraudulent or not. What I am frustrated by are the statements of those who have dealt with him and many of them have been negative. What I am also concerned about personally as a Commercial Investment Real Estate Broker who relies on investors is that, if this guy is fraudulent, and he is after atheletes and other high networth people for him to defraud, it only makes things harder for the rest of us to do business…yes I mean African Americans.

    I am constantly amazed, disappointed and annoyed when an AA gets himself to a position of prominence and then screws things up by fraudulent actions when the only thing they needed to do was to do thing right in the first place.

    I could name 15 people who have been prominently named in the media in the southeastern markets I do business in and I just shake my head when another one cuts the rest of “us” off at the knees…forcing us to take three steps back due to their incompetence or fraud.

    Again, I don’t know Sam and I don’t know whether he has committed some sort of fraud. I would not doubt it though.

    Regarding the RE license issue, there is no issue. Any idiot can buy and sell properties that they own. If he is representing other buyers, he can buy proiperty as long as he is not gaining a commission on the deal. The guy had an agent and I think he did that part correct…unless there was a kickback provided to Leccima Investment/Capital etc.

    To all of my AA bretheren, please read these comments and realize what we are all up against. Like or not, this is what we have to deal with and when one of “us” f’s up, it kills all of us.
