Samuel P. Leccima’s License Revocation Documents

The Georgia Real Estate Commission finally sent me information about Samuel P. Leccima’s real estate license and the reason that it was revoked.  First, let’s look at his certification.  He got his license in 2002, and except for a few periods of inactive status, he remained licensed until September of 2005.

But then there’s the revocation.  I will let you read it for yourself, but it appears that Mr. Leccima had several problems throughout his career as a real estate agent that involve some seriously questionable dealings. 

In one 2002 deal, a purchaser’s earnest money was not returned when the deal didn’t go through.  The administrative court found that Mr. Leccima altered the contract after the deal was signed, and was involved in some curious financial dealings. 

In 2003 there was another property that failed to close.  Mr. Leccima claimed to be working for a real estate company that he was not actually affiliated with.  The administrative court found that Mr. Leccima failed to deliver the sales contract to the purchaser.  Once again, earnest money was not returned when the deal didn’t complete.  The administrative court further found that Mr. Leccima added the language “After inspection, earnest money is nonrefundable” to the sales contract without authorization or consent after it had been signed.

Additionally, the administrative court found that in 2004 Mr. Leccima represented on a website that he was affiliated with a real estate firm that he was not then affiliated with. 

Mr. Leccima didn’t respond to the Georgia Real Estate Commission’s examination of his actions, and his license was revoked.  I’ve contacted Mr. Leccima via email and asked him to comment on his license revocation and received no response.

On Flip This House, Mr. Leccima hasn’t represented that he is a licensed Real Estate Agent.  Many, however, have been quite curious about the new cast – perhaps A&E should have more carefully screened its new cast members  as a number of individuals look up to the successful businesspeople who appear on shows like Flip This House.

    I’ve had some dealings with Mr Leccima. I’ve seen this guys help hudreds of people. Open up opportunity and give hope to many including myself. As for the allegations i’ve just read I understand the process and cause for revocation. How can a man that has learned from his wrong doings move on and continue supporting and helping others as he has without being put on blast for his past. If anything have the BBB and FTC keep a closer watch on him. Not blast the man continually while trying to weather the storms he’s faced in the past. Just a concerned person that has benefited from the teachings of Mr Leccima.

    First of all, get a dictionary!

    I would like to know if the complaintant is a successful real estate developer. If he is not, then he should stop criticizing and take notes. Many successful real estate entrepreneurs have made mistakes and they have learned from their mistakes which is why they are successful today. I don’t know any developer (and I know many) that didn’t make mistakes. All deals are different, financing streams change and the real estate economy changes from day to day.

    Mr. Leccima is a savvy business man. You do not have to be a realtor to be a real estate developer. If I recall correctly, Angie Wilford was the top sales producer at Keller Williams and he directly recruited her. In business, you have to build smart teams and Mr. Leccima has done just that! I admire his success. He is truly an inspiration.

    If the person who wrote the above comment is attempting to attack Mr. Leccima’s credibility then thats really sad.

    A real estate license can be revoked for inactivity. One has to renew and re-test to stay active. Mr. leccima is a builder. Earnest money is always a gamble because if construction costs go up and the project falls out of budget, earnest money is the same as a deposit. There are some clauses in constracts for non-refundable earnest money. Most contracts are notarized so how could he change it?

    Leccima rehabs distressed properties and sells them for a profit. You don’t have to be a realtor to do that. What I like is the fact that A & E is focusing on two individuals who are committed to revamping the landscape of inner city communities which are less desireable to the average builder. Congrats to Mr. leccima and his team.

  6. Being a Real Estate Professional myself, I can appreciate his vision and where he is headed. I personally dont agree with posting “alledged” shortcomings on the world wide web. But thats just my opinion. All of us have had some type of issues whether it be finacially, through business or personally, but none of us are qualified to judge. Now I am sure he knows what he did or did not do, but because this man is Prospering in such a way that ‘Haters’ are wondering ‘why him’ its causing this uproar of hatred. My opinion is this… if you are successful and no one talks about you, then maybe you should do something else to get their attention. That simply means DO YOUR THING Mr. Leccimas. How many Brothers and their WIVES(standing beside him) can say they Flip Houses and do it on TV!!!!

    So what if he doesn’t disclose that he used to be a real estate agent. That’s his business. Have you ever thought about the fact that he may be trying to put all of that behind him. Obviously what he’s doing now is working for him and he’s very successful at it. If people were only given opportunities because their past was squeaky clean, EVERYONE would be doomed for a life of mediocrity or failure. QUIT excavating to find information that denigrates a person’s reputation; it doesn’t make you look anymore reputable or professional! Just be about your own GRIND! I love the show!     I have to agree with Mike. If you people would actually READ the documents instead of just commenting on why they are on here, you would be able to see that this man did not get his license revoked for inactivity, needing to re-test, playing tiddly-winks or whatever it is you think. His license was revoked because he defrauded people. He altered contracts. He lied to people who thought they had no reason not to trust this lying bastard. All of you can say what you want to try and defend his character, you can make all of the comparisons you want (earnest money and deposits are two totally different things) the fact still remains that he is going to have to account for his actions. This website may be how, but at least people who want to know, know. I am glad the moderator of this website exposed Sam Leccima. Now I know that I will never under any circumstances have anything to do with him or his businesses.

    I cannot believe that these people are not looking at the facts. Adding something to a signed document is fraud. Forget about any other comments. I question these people who are sticking up for this practice. If they had just been cheated would they still feel the same way. These were probably poor people who put their life savings into owning a home and he took it. Call it what you want but it doesn’t sound to me like he wants to put his “mistakes” behind him. Fraud is not a mistake,it is deliberate. Not fixing a hole in a floor is a mistake.

    Wake up and smell the crap you are spuing!!! There is no one hating or jealousy! This is just information regarding a person (in this case) who has defrauded the public. Using your sheepish mental logic, it would be ok for companies to sell food that poisons people and not inform the public of this dangerous hazard.     Im an investor and appraiser. One of the most unfortunate things about”Flip this House” is that they make it seem easy. Flipping property successfully can be very difficult. As far as all the allegations about Same Leccima, use your own discerning sense.

Uhhh, I would call that a pattern – and patterns give you an eye into their character. Listen my views are clear about this situation but really we are not talking about a mistake. So if a doctor was operating on you high on coke and mistakenly paralyzed you for life I guess you could forgive and just say it was a mistake. More power to ya bra! Would any ethical, honest businessman, especially one of his alleged calibur, not contest his license being revoked? Would a man who put in a great deal of time and effort to create a successful enterprise let his reputation go down the drain? Please, read the actual events perpetrated by him. Absolutely in no way, shape, or form does an honest businessman not resolve/ignore a blantant conflict with a client. Moreover, it should never escalate to that level. If he was doing right and obeying the law and not swindling, the charges would NEVER have been possible!! To all who say, it could be disgruntled clients looking to get back at Sam, forget it, complaints require EVIDENCE TO FILE!!     I have only been watching FTH for a couple of months now and i have saw all three teams. I happen to like all three teams because of all the different personalities. They proved to me that no matter what race or walk of life you come from you can succeed in the home flipping business. Everybody has some skeletons in their closet and dirt they hope stays buried. Putting Sam Leccima on blast wont make you any more successfull than you hope to be. His dirt was dug up because no one wants to see him win and the original audience of that show is not of his creed. I like Richard and his crew also but if you think his butt has not stunk once or twice you got another thing coming. He wasnt perfect (no one is) but he was well liked by his audience so who would want to tarnish that. Let the Liccima’s and the Montellango’s have their shine for now. You will get your perfect caucasian team back eventually.

    I can’t help but to agree with you on many different points. However, if a man (no matter their color) is hurting people then they have to be exposed. It’s makes it harder for the rest of us. By the way – most if not all of the people he was hurting looked like you and me! So your logic is a bit linear and totally takes away the idea of accountability.

    Sean if he did all of these things (and I think he did 90% including the 100% of the court doc’s) then why defend such actions? Yes, there are people who are hating for many different reasons but these are facts that are highlighted and documented.

    Ethics are in place to maintain a practice standard and uphold the standards of a profession. As a certified licensee you, at a minimum should know the rules and at a maximum understand the consequences of violating the rules. SPL is a bright ambitious man who will most undoubedtly learn from his experience & be more aware of his future dealings.

    It’s a fact of life that if you do dirt your gonna get dity. Sam did some things wrong and they were documented and he was stripped of his license and OK. It’s done! I’m not gonna judge this man on what he did cause he was punished when his license was revoked. He has to live in his own skin for what he did. It all comes down to being responsible for your own actions. People are always pointing fingers at others like their shit don’t stink. If a person makes a mistake can he not be redeemed? Last I checked 100’s of 1000’s of people died in the recent years based on a perception that has yet to be a reality – and over 3,000 or our own. One legislator has been hunting young boys in the halls of power, Lay did not have the guts to do his time and etc…….

    If Sam had not gotten on Flip this House, you would not care about his past. And by everything i keep reading from people, it has to do with the cast from last season. Now that there is a Black Couple and another ethic couple or the world is coming to an end. They are all so horrible, we dont like the way they treat people, they have not class, who are any of you to judge these people. If you want what they have, then go out and achieve something for yourself.     I personally was ripped off by Leccima and so was several other people I personally know. I am not allowed to go into too much detail until I get the green light from the Attorney General investigators. I would be very careful if I were even considering investing with him. If there are others I can leaves the contact information of the officers in charge of my case.

    The man is 100% fraud. Anyone that knows anything about the real estate market in Atlanta should know that what he is doing is fraud. The house on Ellen Way is in an area of town that is full of foreclosures. “Investors” buy these homes out of foreclosures and then sell them to other “investors” after putting a little bit of work into them. The investors that buy the houses will put for rent signs in the yard and never make a payment on the house and it will go back into foreclosure. This is very common practice in Atlanta and sadly the banks are doing very little to stop it. Most investors buy homes out of foreclosures and then sell them to other investors who never make payments on the house. The buyer and seller will typically split the profit and the home will go back into foreclosure and the process starts all over again. Another one of Sam’s “flips” was in the 30310 zip code. Do some research on this zip code. It is known for being one of the highest zip codes in the country for mortgage fraud. If you’re from Atlanta take the time to drive down there and see for yourself. Over 50% of the homes in the area are vacant and have probably sold many times in the past 3 years. The homes will sell for $250,000.00, go into foreclosure, sell from the bank for $125,000.00 and then resale again for $300,000.00 only to go back into foreclosure. The whole time this is going on noone even occupies the home. The homes are bought from one investor’s LLC and sold to another investor’s LLC. If you search FMLS you can find over 300 homes in this zip code currently listed that are bank owned properties. The house on Lawton Place is a classic example of fraud. Out of the 11 homes on the street 8 of them have gone into foreclosure in the past 3 years. The houses sold for $250,000.00+ and were foreclosed on and now can be had for under $150,000.00. The banks have created the situation and are doing nothing to fix the situation. Think about it people if it was this easy to make money everyone would do it. The show was a fraud, they should have done some research before they picked who they picked, and watch Fox 5 news tomorrow and see for yourself.

    You know it’s pretty bad that these similar types of situations continue to occur over and over again in the real estate industry! It really makes it hard for legitimate, honest individuals like myself that’s trying to get a business successfully off the ground, that much more difficult. I’m currently seeking funding for a very lucrative real estate venture that involves a virtually untapped market and because I’m a minority and the venture is targeting a minority group, I’m having a hard time getting funding. There are alot of wealthy individuals in this country that are minorities that could easily fund this venture and I’ve yet to contact very many of them since I’m just starting to circulate my business plan, but I will. The thing is, it makes it so much harder for individuals like myself to get funding on a real estate venture when stories like this are released. It puts a bad taste in people’s mouth’s regarding investing in real estate in Atlanta. Although people deserve to be informed, I’m so sick of individuals doing this type of activity to make it harder for the rest of us who are honest! Get it together, you don’t have to do dirt to make money! Just use your brain and be creative in a legitimate, honest way!

    I can’t believe the idiots that are defending this crook. I certainly wouldn’t want to do business with Mr Leccima or any of his associates. Upon first viewing his episodes of Flip This House, I knew there was something fishy about this guy and his entire crew. First of all he was flashy, boastful, talked down to his employees, and just your typical Ghetto Fabulous brother. I am ashamed of Mr. Leccima and all those who seek to legitimize his actions and use the race card to do so.
    This guy only cared about his Bmw, his penthouse and going to cigar bars. I didn’t see one episode where he gave back to the community, not even a softball game. He has scammed several people and continues to do so. People like him drive up interest rates, and make it hard for legitimate people to get ahead in this business.     It is horrible that this whole Atlanta show is fraud…I find it just as victimizing that Sam’s agent slapped a SOLD sign on this property when she knew she never attended a closing or went to escrow with this property or took measures to ensure she wasn’t missleading the public as well. How is she still on TV with a new team when she was fully aware of the condition of the homes as she was walking through them at open house? Sam is involved in several other ventures that are really scary if you are not aware of his past and get involved in his business “opportunities”. Sam’s license was revoked, but his agent’s wasn’t…shouldn’t she be held accountable too? Maybe A&E just likes the drama of keeping dead weight around!

And all this “You’re Jealous!” and “You don’t want to see a minority to succeed” is just crap. The guy is a swindler and he’s down to the last few minutes of his 15 mins. This is not an innocent businessman who made a “rookie” mistake. As the legal documents state, he willfully and purposefully misrepresentated himself while acting with zero ethics and it caught up with him.     Inspite of what I have read today about Leccima’s fraudulent acts, I still respect the man and his family. I do see a little jealousy from the creator of this website to take the time out to call out someone else’s mistakes and fail to look at their own. A&E had access to the same public documents and if they didn’t trust Leccima, they would not have allowed him to host his own show!     Sometimes person can be innocent of charges levied against them; here Mr. Leccima did not even afford the decency or respect to the hearing body, of attending the hearing to defend himself against these allegations. The tribunal did not hear nor was presented with any testimony or defense from him. Can we safely assume that he is quilty or at the time he did not have the necessary funds to retain an attorney to defend him self or in his mind he knew he was quilty of the allegations and knew that a defense was fuitile. What is very unsettling to me was Mr. Leccima attitude in obtaining a Real Estate Brokers Lic. Given his years of holding a lic he should have gotten one. However from his history it was clear that he wanted to be a broker while he was a salesperson, (The Brokers whom he worked with should give us an insite of the man). He could not be a broker in real life so he had to play one in a reality tv show by pretending to be an investor,(Being top dog). Hope he can and will defend himself of these allegations, because it is a long fall from Peachtree Street to Penal institution Street. May God keep and guide him.

    Most people, especially, people of the minority race will tend to not focus on the deed of one of their fallan brotherians/sisters but rather try to re-focus the attention on something else. Racism, prejudice, injustice, etc. becomes the rally cry. What about the innocent victims hurt by this guy. Don’t they have a voice, despite the obvious racial undertones, these people where, plainly put, defrauded. It is is in black and white, yet, “..he’s just a black man trying to get ahead, give him a break,” What about the fact that he got a chance to be on a nationwide television show, what about the fact that he was able to learn the business of real estate investing, go to school, etc. Wasn’t that all a “so-called” break or chance to succeed in this nation. Yet, he blew it. His misdeeds will cause it much more harder for truthful, lawbidding, hardworking minority professionals to be trusted.

    I personally believe that someone is hating on this man because he is black. It is funny that he of all people would be targeted. I am a licensed real estate agent in Georgia, Investor, and Loan Officer. I have many people who are jealous of me because of my knowledge. Mr. Leccima does not have to be a real estate agent to sell property. The television network that shot the video should be the blame because they should have done their due diligience.

    I get so tired of hearing people always play the race card when something goes wrong with a prominent minority figure. The truth is, this man broke the law. Whether or not A&E was complicit in his wrongdoing is irrelevant. He knew that law (as anyone who has passed the GA real estate exam does) and he chose to knowingly break it.

    I am a licensed GA realtor and I would never allow anyone to engage me in an activity that require me to not turn in a contract to my managing broker. This would be the first red flag. Secondly, the earnest money had to be deposited somewhere. The ONLY place this should have been would be the firm’s escrow account. Obviously this was not done of the money would have been returned when the contract failed to close.

    I’m sorry, I am black and I understand how “black tax” can affect your business, but Sam was just DEAD WRONG!

    I have worked in the real estate industry for more than 9 years now. The first thing you learn is that the jails are full of people who lost sight of their fiduciary responsibilty to the SELLER! I know of several agents (ex, now) and many lawyers who are in jail right now because they practiced unethically. Black, white, purple, pink, or green – it does not matter! Right or wrong does! Fraud is fraud. I find it preposterous that Sam chose not to even show up at his license revocation hearing; even if he did all those things he should have at least shown up and shown remorse and offered some sort of restitution upon learning of the verdict from the court. I would respect the man if he had. He lost my vote! I thought he had great showmanship on the show but to be accused of such misconduct is unforgivable.

    To the blogger who said that Sam does not own any property in Atlanta, that is incorrect. He happens to personally own one home and one parcel of land; his wife, Shanni owns one home according to Fulton County property tax records as of July 26, 2007.

    Please.As a business owner. A snake in the grass does not bite all people who walk by. However this snake bit enough people for a licensing board to revoke his license. As a fellow pear of this mans (fellow business owner) and not a beneficiary of his employment or service in any way, I would not ask this snake for the time of day. Let me know when this thief returns the earnest money he stole and is reinstated, Even then I would trust the snake for the time of day only.

    I hold an active real estate license. Anyone that alters a contract without the consent and signatures of both parties…. is a criminal. I have seen this idiot on the show. Morehouse graduate, Atlanta resident, crook. Need I infer anymore. Many more in that town just like him!
